Frequently Asked Questions

Clear answers about licensing, fees, and how we work with you as your Qualifying Broker of Record.

Getting Started

What forms are required to start my own real estate firm?

We assist with every form required to get your company licensed, including filings with the Department of State and the real estate licensing bureau.

When does billing for your Qualifying Broker service begin?

Your service becomes effective once everyone is fully licensed, meaning both the Company (CQ) license and the Broker (BK) license are active.

Currently, the DBPR has up to 21 business days after receiving the RE7 (Company License) and RE13 (Qualifying Broker Multiple License) applications to complete licensing.

Can you provide a physical office in Florida?

Yes. For out of state companies that need one, we can provide our physical office in Florida for an additional fee.

Fees and Ownership

What do you charge to serve as my Qualifying Broker?

Our fee is 1% for a single transaction. Please fill out our contact form or call us for more information.

Do you take an ownership stake in my firm?

No. We hold no equity in any of the firms we represent. Our fees are flat, with no additional charges.

Do you represent franchise owners of real estate brokerages?

Yes. We currently serve as the Qualifying Broker of Record for four franchises. Franchise sponsorship carries less risk for a Qualifying Broker because the owners have significant financial assets invested, and less risk means lower compensation for the Qualifying Broker.

How We Work With You

Who is listed as the broker on my contracts?

Your company is listed as the broker on all contracts.

How do I receive commission for a completed transaction?

Your company receives the commission directly from the title company or licensed attorney who handled the closing. Since you own the company, you write yourself a check from the company account. As your Qualifying Broker, we are never involved in any money transactions.

Are you available when I have questions about running my firm?

Yes. In most cases we respond immediately, and always the same day.

What expertise do you bring to my firm?

Fifty years of experience as a principal investor in commercial and residential real estate projects.

When you retain us as your Qualifying Real Estate Broker, you conduct real estate activities under our license. It is our responsibility to keep your firm in compliance with the rules and regulations of the real estate commission at all times, and we are personally responsible for the activities of every licensed agent operating under our broker license within your firm.

Do you know my local real estate market?

“All real estate is local,” so our knowledge of valuations in your market area is not sufficient to claim special expertise, and we do not pretend to.

How many Realtor Associations and MLSs do you belong to?

As a Qualifying Real Estate Broker of Record, we belong to more than 25 Realtor Associations, along with the Multiple Listing Service that serves each association.

Licensing and Single Transactions

In which states are you licensed as a Qualifying Broker?

We are currently a Qualifying Broker in every state.

Do you offer single transaction services in Florida and Georgia?

Yes. If you are not licensed in Florida or Georgia, we will perform a single real estate transaction for you. As highly experienced brokers of record, we execute your transaction for a one-time flat fee of $1,200.

We serve as Qualifying Real Estate Brokers of Record for many firms in Florida, Georgia, and Ohio. To discuss our single transaction services, reach out through our contact form or call (941) 302-3849.
